Hot, small, expensive, stinky, bad breakfast

Location - Opposite to Finsbury Park, close to tube station and bus stops. Do not be misled by photos: this property is an old Victorian house conversion being passed off as a hotel at premium rates, and it represents zero value for money. The room was stifling and humid with no cross-ventilation, a single tiny window, and a weak table fan with only one setting that did nothing to cool the space. The bed featured an old, sagging, deeply uncomfortable mattress. Hygiene was severely neglected: the carpet flooring looked and felt as if it hadn't been cleaned in decades, and even the chain pulls for the roller blinds were coated in thick grease. The bathroom was virtually unusable. While showering, your elbows hit the walls. There is almost zero clearance between the toilet bowl and washbasin. There are no elevators, and the stairs are dangerously narrow. Despite the reception brushingly describing it as "just a flight of stairs," hauling bags up was an absolute nightmare. Charging a £100 deposit on top of high room rates is outrageous, but making guests wait over a month for its refund is indefensible. You are required to leave your room key at reception every time you exit. However, reception is unattended, leaving guests waiting endlessly just to leave or enter their rooms. The afternoon shift staff were snooty and acted with an attitude, as if assisting paying guests was doing them a massive favor. (To be fair, the night shift team was pleasant and polite, but good night service cannot compensate for such frustrating daytime hospitality). For what this property charges, the experience was atrocious. Save your money and book a proper hotel elsewhere.

Room was clean & had a fan which was great. Breakfast was good. The shower was small but perfectly useable. The security lights outside was bright even with the blinds down & corridor lights didn’t seem to go off. However these are minimum gripes if I was to try to find fault.

The breakfast is excellent. The location is excellent especially if you like Arsenal but also with close proximity to convenience stores and restaurants. Finsbury train and bus stations are an easy walk away for easy access to the rest of the city. Kings Cross and Pancreas stations are only 3 or 4 stops away using the metro. There is no air conditioning and that can ruin your stay. I was sweating every time I entered the room even when it was mild outside.

Everything went well except for the fact that I'm used to 4-5 Star hotels and as this was a last minute booking I took it just for the morning excellent staff. I'm not used to sleeping in a single bed etc. etc. but it was great for the money. I overslept because no alarm - You could add some more amenities and charge more for them. I can pop in a do a full review at £1,000 per full day. The receptionist was amazing. Thanks All my answers are above..

Only stayed here one night but when I woke up the morning before checkout, the hotel didn't have electricty or running water.

The heaters in the room are not working well. Shower and toilet was squeezy. Carpet floor feels dirty. No bar fridge in the room.

Location to the Stadium Poorly maintained. No electricity or running water in the morning = no lights, toilet flush, kettle, TV, shower.... They said it was an outage in the street (water & electricity?!) and apologised but nothing to improve the situation e.g. no tea, coffee or toast - perhaps they could have improvised and heated water on the stove etc. (were able to fry eggs). Didn't let it ruin our morning but was uncomfortable.

The noise outside,alot of men sat outside the building next door talking through to the early hours and the windows don't keep the noise out,was very difficult to sleep.

They changed the bed linens and cleaned the rooms everyday. Very clean rooms!

The rooms are very basic, but comfortable. The food was ok and enjoyable. The bathroom was incredibly disappointing as it was so tiny and very uncomfortable to use.
