Lovely house with homely feel , great location for lakes in general or if you just want to visit Keswick.

The breakfast was scrumptious , Tim was sociable and helpful The room was attractive , clean comfortable , in fact the house was interesting in itself . Tim moved his car so that we could park . All in all a very pleasant stay . no need for improvement

The location is excellent for getting in and around Keswick on foot but also far enough away to have a really peaceful sleep with the window wide open. Tim was so very welcoming with really good communication from well before we got to the b&b. Breakfast was everything you'd want it to be but Tim went the extra mile for us. The breakfast is usually served between 8-9am but Tim made us ours early as we had an activity booked, which we very much appreciated. Our room was slightly on the smaller side with the bathroom down the hall but this didn't impact our stay at all. Tim was really knowledgeable about the area and had great tips and recommendations. Overall we had a really great stay at Elm Tree and will certainly be back. Thank you. Parking at the Elm Tree could potentially be an issue as Tim only has space for one vehicle off road but we didn't struggle to find some on street parking a couple of streets away. This may be a bigger issue in the busier summer months.

Everything from Arriving to Leaving Tim the host was very welcoming & a Lovely guy the location was Grt very quiet & peaceful, Breakfast amazing with a choice of everything the room was Absolutely Spotless in fact the whole house was Superb we will definitely book The Elm Tree on our future visits to Keswick There was nothing to dislike

Location was superb, just a few minutes to the heart of Keswick. Host extremely helpful and knowledgeable.

I liked every thing about my stay, Tim was a great host, friendly and cheerful, nothing was a problem for him. Easy check-in, lovely breakfast, and the sausages were to be raved about. Couldn't fault a thing. Will stay again at a later date. Nothing everything was 1st class.

Tim was very helpful when we were asking directions for different places. We asked for different breakfasts both days & he obliged. We parked our car at the side of the b&b and unfortunately our windscreen was splattered with bird poo, we asked if we could have some water so we could clean it off but when we out to the car he'd already cleaned it for us. Above & beyond !
