The property location was wonderful in a quiet area yet near enough to explore. The property itself was the highest quality; very clean, inviting, and comfortable. There is a good selection for breakfast and a coffee/tea room for the afternoons. The a/c was cold which was wonderful during the extremely hot temperatures outside. The staff were always available to lend a helping hand and always with a warm greeting. The perfect landing place for a day or several. Believe it or not, there is nothing I would change.

I really like the location near Nove ferry station - great Alilaguna access to the airport and for public ferries to San Marco and other nearby islands including Lido. It's also a short walk to the main street through to Rialto and San Marco. The rooms are spacious and a bit fancy with ornate wall coverings, lights and mirrors. The windows open onto the street allowing for fresh air and light. The bathroom is spacious and well designed. The complementary snacks and wine bar on the ground floor are a blessing. Perhaps it's unavoidable but the floating wooden floorboards make a hell of a stomping racket as other guests are moving across their room overhead. Might be best to take a top floor room to avoid this. We had one couple at it until the early hours as they prepared for an early flight.

The location was off the beaten track, quiet, and easy to get to in Cannaregio region. It is so easy to walk around everywhere anyway, but personally, a great location to stay, and getting a water taxi to the hotel was easy. Loved it. The bathroom in the room was very tired. We found the mattress was too firm for our preference and so our sleep wasn’t great. The breakfast had variety but options remained the same daily and not worth the amount charged, personally. On arrival no concierge. No bar. Water given in room insufficient and wasn’t topped up daily which was a small thing!

- Great location - so proximate to the sights without feeling touristy. - Our room was right at the top and it was lovely and quiet - very cozy - Breakfast was delicious - a decent variety of food - Loved afternoon tea provided in the afternoon - Great selection of more local restaurants nearby - Breakfast room was small and did get very crowded during 'peak' time. Nothing else to say.

Large Clean room , Great view overlooking canal . Had some questions about things to do in the area . Staff had great recommendations with maps which made our short trip very efficient . Hotel is in quiet area easy to find only couple minute walk from all the action . Excellent breakfast , evening drinks and snacks . I would highly recommend.

The staff and service were very helpful and friendly and the hotel very convenient to all the major sites.

Nice room. Not big at all. Excellent breakfast. Very good located. 5 minutes from the main street. I certainly would recommend this hotel Small room size. I asked for a heigh floor. The elevator goes up the second floor only. From the second to third floor there are stairs only.

Great location close to major water bus and shops; plus the staff were fantastic!! Good hospitality options The furniture is dated and poor quality; could be a palace but sofa and chairs almost unusable. Also, not accessible

The room's floor was a little sloped, and the bed sitting on it was sloped as well in a way that we couldn't sleep at night! Finally, we changed the direction for sleeping and slept in another direction!
