The location was perfect just a couple of minutes from the main downtown resturants, main attractions. I think this is one of the best hotels for this price range.

My family enjoyed our stay at Biwa. The hotel is located near the main Downtown area, so we were able to walk there with our children to explore the downtown area. Many restaurants, convenience stores (OXXO and 7-Eleven), and stores are nearby, so you could easily walk there as well. The room was very spacious with a high ceiling and clean, the pool was nice and clean, and the A/C was working great to keep us nice and cool when we were in the room. We had a Junior Suite and a standard room. I loved both rooms. The Junior Suite features a larger refrigerator, a kitchen, and a spacious living area. The standard room has a sink in the kitchen, which was also super helpful. The only reason we rated it 8 out of 10 was due to the noise from the neighborhood, which is beyond the hotel's control, and I don't blame anyone at the hotel. There are so many dogs in the area, and they were barking in the evening, which kept us up. The noises from people driving or biking woke us up early in the morning as well. Besides this noise issue, everything was perfect, including the quality of the hotel/rooms and the staff members.

It was fairly quiet. We loved the pool!! And the easy downtown access. Close to bus routes, eating and grocery. The air conditioning took a little fiddling with to cool properly.

Great hotel. We've stayed a few times and Stephanie at the desk knows us now and is a friendly face after a long drive. The water pressure and temperature of the shower is amazing and the pool is great

We stayed in room 201 for 5 nights, March 2025, couple in our 30s. We were told this was an upgrade to a room with a balcony even though we’d booked a room with a balcony. Location is good. Surrounded by restaurants and cafes, convenience store basically next door, the Main Street of Tulum is a block or two away so it walk distance to everything in town but not in the noisy area. The room was spacious with a comfortable huge bed. A very big bathroom with his and hers sinks, basically a walk in wardrobe in the bathroom and big shower. Lots of space for every thing you have. Staff are extremely friendly, from reception staff to cleaners to maintenance workers. Everyone is friendly, smiley and helpful. Each day the room was meticulously cleaned to a high standard. Very good service throughout our stay. There is a restaurant and drink shop on ground floor of the hotel. Everything you need is available nearby. The pool is slightly small yet during our time not many people used it so it didn’t need to be a huge pool area. We used the pool most afternoons for 5 days and we had the pool to ourselves 90% of the time. Midday check out is very generous. Most places are usually 10am/11am but was nice not to have to rush on our check out day. Check in and check out was very nice and felt well treated as guests at this hotel. Hotel WiFi was good and strong all around the premises of the hotel as well as our SIM connection. Not many negatives here throughout our stay. The AC in the room was very loud and above the bed. It got very hot in the room if we turned the AC off and it was hard to sleep with it on due to the noise. So it was either we couldn’t sleep in quiet and hot and we couldn’t sleep in noisy and cool. Maintenance needs to be done on the AC machine. The pool could have been cleaner. Just needs someone to go round with a net to fish out leaves and bugs. 10 minute job. We ended up doing it ourselves before getting into the pool each day. It seemed like the pool was cleaned once during our 6 day stay. No more negatives and the negatives can be easily improved. Pretty much a perfect stay for us. Would highly recommend.

1. The bed was comfortable. 2. The room was very spacious. 3. The staff was courteous and helpful. 4. Location is close to downtown and most eating places. 1. The pool is too cold to use with kids since there is no direct sunlight on it. 2.The TV was a bit dated. Remote buttons kept getting stuck.

Don Tomás is the best place to have breakfast early in Tulum I would remove the nespresso machines, they pollute and that is a bad quality coffee with chemicals, specially since they have a great fresh coffee downstairs with Don Tomas

It’s only a few blocks to the main highway where you can find everything. Best of all are Lupita and Clara at the front desk. They are ver pleasant, full of personality and anxious to help you. They are a treasure. Nothing to dislike.

Great location nice pool, balcony and room was spacious. Walkable to to everything you need. Several food stands open late night within a couple blocks too. Great hotel.
