This property is so cute and in an amazing location! Our room was clean and the beds were comfy. The staff was friendly, breakfast was delicious. I will absolutely stay here again next time I’m in Newport!

Everything was great - except parking- but that is a town wide issue in any older small town

The only reason I didn't give it five stars all the way around is because we were on the fourth floor with no elevators my husband had to carry all of our luggage to the top floor. Other than that it was very clean cozy desk staff was very nice and this place is all about location.

Room was smaller than expected. Elevator was broken during our entire stay. Key fob to gain entry after hours didn't work and got locked out until staff arrived.

The room was very clean. Parking is tough between 3 and 7pm. Didn’t like ascending/descending the steep staircase with luggage.

Perfect location, friendly staff and free breakfast was a plus. Parking is expensive and you have to make sure you are up and paying for the next day by 9am. Had to drive around when we first got there until a spot opened up. Air conditioning in room was hard to adjust temperature. It was clean but definitely dated.

Parking is terrible. I was in a basement unit and could hear the people above walking around. Unit was nice and clean. Location is very good and the breakfast was good but limited seating.

Highly recommend America's Cup Inn. Staff was nice, room was perfect, breakfast each morning was an added bonus.

Modest/small sized rooms with basic furnishings, but functional. Great location. Friendly, helpful staff and an excellent, large, hot breakfast is included. Convenient parking at the Mary St. lot, but it fills up fast in summer season. The parking app is clunky, but the staff is very knowledgeable will help you with it.

Great New England style hotel for authenticity. Josh and the team are so lovely. Free afternoon tea, water and fruits all the time. Just a bit of improvement of the bagel and croissant
