Newport Beach Hotel

Close to beach and boardwalk The back stairs leading up to second floor rooms are dangerous and unsafe. I’m not sure how these stairs pass building code. The 2 primary wooden posts holding up the entire staircase are rotted wood at base and filled with termites. Additionally the top railing of the stairs is actually detached from the main wall and is an accident waiting to happen. My room door also showed lots of wear - bottom door hinge was not secure to frame and was rotted wood (see pics). These stairs need immediate attention as they should be deemed a safety hazard in current condition.

Location location location

The staff were so kind and helpful. Just really great people, all of them. Location, you can’t get better. Adorable hotel. Has complimentary snacks, drinks, breakfast, chairs, beach towels, umbrellas, boogie board and bicycles. Onsite parking lot for additional fee. Walk to everything! Could use some TLC to bring it to a top notch hotel. Shower has no pressure, bedding had stains, you have to shut the door very hard to get it to close, caulking around tub needs redone. Windows in room need cleaned at the sill. It has a ton of potential if someone was willing to put a little $ into to make it even better.

Hotel is perfect, right across the beach and local to many restaurants. Staff was very accommodating and helpful. Glad to have bikes, towels, beach chairs and other amenities available to us at no charge. The parking is perfect for the busy area. I would recommend this as a date getaway for any couple. Thank you!

Excellent location with great service

Chris and all the staff were friendly and helpful during our stay in the Mariner Suite. The air conditioning worked well in our room but the tub and bathroom could use some updating.

Exceptional

If you’re looking for front beach location, this is it! The bar next door was loud until mid night and the following day they were doing construction at 6am. They said they would provide a credit but I have not seen it come through.

It was my lack of in-depth investigation that I didn't realize all of the rooms on the property were upstairs. My room including the bathroom was no bigger than my guest room and bath at my personal residence which is a smaller room. There was only 1 hard back chair to sit on and no table, desk, TV tray anything in the room that one could sit comfortably on and eat, read, or use your computer. In order to do this one had to go to the central areas on the floor and on the 2nd floor the chairs by the tables were all wicker so they were not comfortable at all. The tub/shower had evidence of previous repairs but there was also "pink" staining where the caulking joins the wall and the tub which is caused by an airborne bacteria. The shower head was quite odd and difficult to position. I do understand that this is an older hotel and maintenance is hard on them. I would not recommend it for anyone who has a walking or stairs disability as there is no elevator in the hotel. Unfortunately, I had some issues with my right knee and left leg and it was very difficult to transverse them. What was the saving grace of the stay were the staff members who were all very gracious and helpful especially in locating a parking space for my car. The view of the beach was very nice as well but lots of car traffic in front of the hotel. I realized I did not tip as I should have due to my discomfort and I am going to try to find a way to send them a little something in the near future.

The beach is right in front so it was super convenient. Staff were friendly and accommodating. Would recommend and stay here again!

My experience in room 119 was truly wonderful. I really appreciate the location. Chris was exceptionally helpful and caring.

Great place to stay right across from the beach. Lots of food options nearby. Staff is friendly. Had a nice time. (Just be aware it’s hard to get to at night with roads closed off due to nighttime beach closure, and parking not so great due to limited & tight spots also there are bars nearby that are noisy late into the night.) Would definitely recommend staying here it’s super cute & very convenient for beach fun..

Worth the price…avoid room 101 as just above the bar

I do wish parking had been explained a little better. Parking was actually available, but the text between us and the hotel on check in day made it sound like it wasn’t. It actually ended up saving us money by using the pay to park out front, so that was ok. The bathroom being completely see through into the room (and outside if the shades weren’t pulled) was a little odd. Still extremely nice though. We’d totally book the same space again. Finally, our checkout was very early and there was not a grab and go breakfast of any type available, that was a little disappointing. Overall though, the beauty and location make this place 100% worth it!!!

Overall incredible stay!

Very good

Staff was very friendly. They had breakfast and snacks available. You could use their beach chairs, umbrellas and bikes at no cost. The bedroom we stayed in was their standard and it was on the small size. Would get a different room next time.

Had a great stay! Staff was excellent, room was perfect for a quick beach getaway with my teenage kids. The location and convenience cannot be beat!!! Loved it!!!
